South African architectural firm SAOTA has unveiled its latest residential project, the Island Villa, located on Dubai’s constructed shoreline. Designed in collaboration with interior design specialists ARRCC, the villa aims to redefine coastal living by maximizing its unique urban waterfront setting and fostering a deep connection between indoor spaces, the surrounding landscape, and the expansive views of the Arabian Sea.

Coastal Living Redefined

Situated along Dubai’s coastline, the Island Villa is conceived as a sanctuary that embraces its waterfront location. SAOTA’s design prioritizes an open dialogue between the interior and exterior, utilizing a thoughtful layout, transparency, and carefully selected materials to enhance the sense of place. The villa is oriented to face the sea, with framed outlooks that offer continuous vistas of the Arabian Sea and the iconic Dubai skyline.

Seamless Indoor-Outdoor Flow

A key feature of the Island Villa is its emphasis on fluid connections between spaces and climate responsiveness. The ground floor boasts expansive, column-free openings that blur the lines between the indoors and the outdoors, creating a seamless transition to shaded terraces and gardens. This design approach not only enhances the living experience but also incorporates passive cooling strategies. Carved courtyards and strategically placed outdoor rooms are integrated to regulate light and ventilation, promoting natural cooling and providing ample opportunities for al fresco living.

Environmental Integration and Materiality

Sustainability and environmental performance are woven into the architectural language of the Island Villa. Generous eaves, shaded glazing, and cross-ventilation systems are integral to the design, ensuring comfort while minimizing energy consumption. The facade features articulated elements and custom screens crafted from glass-reinforced polymer and patinated copper, adding visual interest while providing shade and referencing regional craft traditions. The exterior is clad in bush-hammered light stone, evoking the textures of coral, contrasted with darker honed flooring to mitigate glare from the intense sun.

Interiors Reflecting the Setting

ARRCC’s interior design complements SAOTA’s architectural vision, drawing inspiration from the beach setting to create a tactile and restrained aesthetic. The interiors adopt a Scandinavian sensibility, favoring warm minimalism, natural materials, and a sense of tranquility over excessive ornamentation. Soft neutral textiles, leather accents, and brushed metal details introduce subtle richness, ensuring that the design enhances rather than overwhelms the natural beauty of the surroundings. ARRCC also collaborated with OKHA to develop bespoke furniture pieces that echo the villa’s architectural rhythm, resulting in a sophisticated and contemplative interior that aligns with the client’s desire for a grounded home.
